We had some interesting findings and diverse conversations today. I have faxed <br /> one of them to you. It is the water usage from Lodi Java Stop. I faxed this to you so please let me know if you <br /> didn't get it. (Bob @ 209-369-9381) Bob (owner/mgr) mentioned today that he just bought another coffee place up <br /> in Oregon? hwy 97 1 believe... and its been around for years doing 250 cars per day. It really all depends on <br /> where you are at. Lisa, please remember that what we are doing is buying a portable commercial classroom <br /> building and converting part of it into kitchen and cold storage. This indeed is a test project. Should it be <br /> successful we hope to remove it within 3 years and replace it with a real drive thru facility. <br /> 2. We went and did a traffic count over at Burger King (Galt)just 3 miles away located on Fairway Drive along <br /> hwy 99. Its just about 100 feet from the freeway. This I believe would be a similar place compared to us because <br /> of where its located. They had 38 trips in and 38 trips out per peak hour for a total of 76 trip ends/hr. (4:45pm- <br /> 5:45pm). Shannon is the mgr @ 209-745-3583 We would think they would service 400 customers per day. <br /> 3. We also went to Dave at Anderson Engineering about the soil and also Monty Siebel (209-334-6523) <br /> regarding our soil. They said we have clay in our area therefore the lower perk at the 3 foot level. We also spoke <br /> with Mike Huggins and he said that clay was good for nitrates. <br /> 4. Current usage from Java Stop is 1900 cu ft. per month. 1900 times 7.4 gals = 14,060 gals. divided by 30.5 <br /> days = 460 gals per day. This company also does wine mfg so therefore the higher usage of 2500 for the <br /> previous month. So even with the 460 gals. currently some of this is from the winery. Bob said that there are <br /> about 1.1 customers per car and that they then serve 660 people per day. 660 divided by 460 gals = .7 gals per <br /> customer,Derday. (90 oz.)This includes all the wash up etc. We believe that in our case that even if there were <br /> 100 bathroom trips per day @ 1.5 gals per flush = 150 gals.....that another 300 gals would come from the kitchen <br /> containing water with sweeteners from the sodas and sugar from the coffees and baked goods. So a 33.3% <br /> bathroom/66.6% kitchen ratio.This would lower our nitrate loading situation. As Bob said today we must not forget <br /> that from the 90 oz per customer they take 20 oz of product off site so less than .5 gals per person stays on site. <br /> In his case 660 times .5 gals. = 330 gals per day for the septic field. So in our case lets take the 330 gals <br /> (kitchen) and add 150 gals of(bathroom)toilet flushes and have 480 gal perday_totaL <br /> 5. Plantation is another issue with the car numbers. We know Dan personally and he does about $1400 per <br /> day in sales. Our son Bryan worked for him for some time too. Java stop does about $2000 per day. Because <br /> Plantations car numbers seem just as high their traffic system is much different. People pass through their lot to a <br /> small school to the east and a bank to the south east and Shell gas station to the south. They also have a large <br /> school directly to the west of them. If Java's trips are 600 we know and believe Plantations are around 400 per <br /> day. Plantation serves baked goods whereas Java does not. Please note that no bathroom stops were noted at <br /> Java Stop. Bob confirmed this today. <br /> 6. Discussing this issue and comparing it by square ft leads to many problems. Talking to Bob at Java stop <br /> this pm he said that the windows of service is the key. For example if we have toll booths on the freeway and <br /> there are 20 toll booths side by side we can put 20 cars through at a time. With a single toll booth only one car at <br /> a time. Both of these coffee drive thrus have double pick up windows and we only have one pick up window. <br /> Burger King has one pick up window and there numbers are much lower. <br /> 7. Java Stop has approximately 2500 sq ft total. I would say at least 900-1000 ft would belong to the coffee <br /> business. His kiosk has no storage or bathroom facilities.
