I can reassure you that we are not like that because in <br /> all of our past businesses we have taken care of things in a professional way. Should this business grow, in the <br /> future we will again have to take out other traffic study's and building permits etc. For example should this place <br /> become a real success we would apply for a building permit to do a 2-3000 sq ft building like an In and Out burger <br /> place or a Starbucks. The previous owners of this particular property, they with their real estate agents <br /> approached all the large chains like Mac Donald's and the Starbucks of our time. None would take it because they <br /> all knew its the wrong location. All the big chains hit the high traffic areas and city's of which this building site is <br /> obviously not one of them. <br /> 8. We don't think its fair for us to put in something that will far exceed what we are going to do at this time. I <br /> know there are many possibilities for this area. This is not a major exit. The airport has been quoted many times <br /> and they do about 5000 jumps per month. Some of these jumps are made by the same people. Most are on <br /> Sundays when we will be closed. Our long term vision is not for coffee but for cheese and wine. We are cheese <br /> manufacturers and retailers by trade. Our long term focus is to have this location as a cheese store and one of <br /> our many factory direct outlets. Cheese stores are a low volume customer with a high sale price per customer for <br /> example $30.00 per customer vs. $3.00 per customer. <br /> 9. We will gladly keep an area open for future expansion regarding septic fields and should we become very <br /> busy then lets expand the system. We will monitor all the water flowing with meters into this bldg. We can send <br /> you monthly or quarterly results or/and you can help us monitor this business. Most people don't want you to <br /> know what they are doing and want to hide things. We can reassure you that will not be the case with us. You <br /> may come over at anytime or any hour and see customer numbers from our computers and anything you want. <br /> We don't want to damage the environment or misuse the soil. We will help you monitor the soil and leach lines. <br /> Just tell us how to do it. In the past with our cheese factory in Canada we were one of the top in the nation. <br /> Almost first place in the world in 1998. Our latest test scores on the Safe Serve certificate for Brent, Bryan and <br /> myself have been 91%, 90%, and 96% (instructor qualification). We know the food industry and sanitation <br /> forwards and backwards. We have a video from our factory in Canada if you would like to see it. Had we not lost <br /> everything we owned in the stock market in 2000 we wouldn't be having this problem nor this conversation. After <br /> starting from the ground up with Sunnyrose cafe in old town Elk Grove in 2000 its been an uphill battle. <br /> 10. To sum up, all we can do is plead our case and ask that we do not put in an expensive denitrification system <br /> if we don't need one. Should this place end up being a failure we will have to sell it and the next owner will have to <br /> decide what he will do with it. The last two failed and they sold it. If this was going to be such a success story my <br /> question is why couldnt both of these last two owners make it? Cal Trans owned this site and sold it in 1963. It <br /> was approved for a welding school (SJC) and that fell apart with that owner. The Thompson brothers then bought <br /> it with the notion of a gas station and restaurants plus fast food. That also came to naught. I found out all this after <br /> we bought it. I've got all the drawings and pictures from them now. Whoops? ( Oops? ) As we hopefully will grow <br /> we humbly ask that we expand the septic system as we grow. Lets just leave the room out there and monitor it <br /> carefully as we go along. If the base 960 sq. ft. portable bldg costs $40k it will be hard to justify a septic system <br /> that costs $40-60k or possibly even more. Our funds wont be able to get this project rolling and could bring a <br /> good thing to a quick end. This is not a sob story ...please feel sorry for us attitude that we are trying to pull off on <br /> you. You may keep this letter for your records and take us to the law if we transgress.
