The San Joaquin <br /> County Site Approval application number is PA-03-00444. A tentative site plan, created by <br /> Monte K. Seibel&Associates of Lodi, shows that the Site will contain 3.5 acres net in size <br /> (Plate 1). As mentioned previously, the address is 24155 North 99 West Frontage Road <br /> Highway, Acampo, California. <br /> ✓1.2 Zoning Information <br /> According to San Joaquin Community Development Department, the Site is zoned Rural Service <br /> Commercial (C-RS). This zone is intended to provide for retail and service uses within rural <br /> communities that are frequently required by rural residents and the surrounding agricultural <br /> community. The zone envisions a mix of retail uses,professional offices, and commercial <br /> services. This zone is intended to implement the Rural Service Commercial land use designation <br /> of the General Plan. <br /> 11.3 Proposed Development <br /> Mr. De Jong proposes to build a drive-thru speciality coffee& food facility. The facility will be <br /> primarily a e-through facility serving coffee and high quality meals. The site will contain a 24 ";�' Cz� <br /> x 40 foot building, a drive way,parking, storm water drainage pond,water well and a septic <br /> system. The facility will contain a mens and women's restroom with one water-do=t and sink <br /> ea-ch <br /> Approximately <br /> Approximately four(4) employees will work on the site Monday thru Saturday. The facility will <br /> be closed on Sunday. The hours of business are 5:00 AM to 8:00 PM consisting of two (2), 8- <br /> hour work shifts. A�nroxr imately�0� ears are.nypectPd to visit the facility each day. <br /> Approximately 1.25 people average will occupy each car. The facility will contain a walk up <br /> window and small patio area for eating It is estimated that an additional 50 people per day will <br /> use the walk-up window.
