Conditions <br /> Use Permit Application No. UP-99-11 was approved by the Planning Commission on The <br /> effective date of approval is . This approval will expire on , which is six months from the <br /> effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all <br /> necessary building permits have been issued and remain in force, and (3) all necessary permits from <br /> other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other ordinance requirements may <br /> apply- <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Jeff Fisher, 468-9653) <br /> a. IMPROVEMENT PLAN: Submit an Improvement Plan. The Plan must be prepared by a registered <br /> civil engineer or licensed architect. This Plan must show drainage, driveway access details <br /> (including gates), on-site parking, landscaping, signs, existing and proposed utility services, and <br /> grading (refer to "SITE PLAN CHECK LIST' for details). A fee is required for the Plan review. <br /> (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for the addition of 25 truck parking spaces for overnight truck <br /> parking to an existing mini-market and gas station as shown on the Site Plan submitted July 23, 1999 <br /> (Use Type: Truck Service and Sales—Stops). <br /> c. STORM DRAINAGE: The applicant shall provide for terminal drainage. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan prepared by a registered <br /> civil engineer or architect. <br /> d. PARKING AND ACCESS: On site truck parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5) <br /> (2) One parking space shall be required for every truck at the facility. <br /> (3) One tree shall be planted for every five parking spaces. (Development Title Section 9- <br /> 1020.5[b]) <br /> (4) The driveway width at the ultimate right-of-way shall be forty (40) feet maximum. The design of <br /> the driveway shall allow trucks to enter and exit the property without entering into the opposing <br /> lane of traffic. (Development Title Section 9-505.7) <br /> (5) Spaces shall be a minimum twenty-five (25)feet in length and fifteen (15) feet in width and <br /> shall have a minimum height clearance of fourteen (14) feet.
