() Aisles between truck parking areas shall be a minimum of 55 feet wide. (Development Title <br /> Section 9-1015.6[d][2D <br /> (8) Overnight truck parking spaces shall be distinguished from those not used for overnight parking <br /> by means of a sign or other method. <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[gD <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4D <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width of State <br /> Route 99 West Frontage Road and State Route 99, shall be installed across the frontage of the <br /> project site. (Development Title Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. (Development Title Section 9-1020.) <br /> g. COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits,the Site Plan shall be submitted within 60 days from the effective date of approval. <br /> Enforcement action will be deferred if the Site Plan is submitted within 60 days and the Conditions of <br /> Approval are met within six months from the effective date of approval. <br /> 2. DEPARTMENT OF PUBLIC WORKS DEPARTMENT <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The frontage improvements for North State Route 99 Frontage Road shall be constructed in <br /> conformance with the standards for one-half of a 60-foot-wide right-of-way rural collector road. <br /> Improvements shall be constructed to San Joaquin County standards. (Development Title <br /> Section 9-1150.2) <br /> d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of final site plan application. The fee currently is $156.25 per daily trip-end <br /> generated in the Lodi area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. (Resolution <br /> R-96-592) <br /> e.
