Truck Parking Facility <br /> The underlying project on this property is a truck parking facility (Use Type: Truck Sales and <br /> Services, Parking). In the I-W (Warehouse) Zone, this use type may be conditionally permitted <br /> with an approved Site Approval application. If the Board of Supervisors approves the full <br /> application for a General Plan Map Amendment and Zone Reclassification, then a Site Approval <br /> application must be approved by the Community Development Department before the truck <br /> parking facility can begin operations. <br /> At the time of the Site Approval application, a full review of the proposed infrastructure services <br /> will be conducted. The proposed septic system and well will be reviewed by the Environmental <br /> Health Department. The location and size of the retention basin will be reviewed by the <br /> Department of Public Works. <br /> Next Step <br /> If the outstanding issues are addressed and the applicant chooses to submit a full application for <br /> a General Plan Map Amendment to change the General Plan designation from C/RS (Rural <br /> Service Commercial) to I/L (Limited Industrial) and a Zone Reclassification to change the zoning <br /> from C-RS (Rural Service Commercial) to I-W (Warehouse), it will be necessary to do the <br /> following: <br /> • Submit ten (10) copies of the completed General Plan Map Amendment application and <br /> ten (10)copies of the completed Zone Reclassification application. <br /> • Submit ten (10) copies of the assessor page with the area to be amended and rezoned <br /> outlined. Label the map with both the existing and proposed General Plan designations <br /> and zonings. <br /> • Submit one (1) copy of the recorded deed of the property. <br /> • Submit the remaining General Plan Map Amendment and Zone Reclassification <br /> application fees. <br /> If the applicant chooses to request that this General Plan Map Amendment and Zone <br /> Reclassification occur with the General Plan Update process, then the applicant should attend the <br /> upcoming Planning Commission and Board of Supervisor hearings concerning the General Plan <br /> Update to formally make this request to them. <br /> PRE-APPLICATION DISCLAIMER <br /> NOTE: The Pre-application conference is designed to inform prospective applicants of General <br /> Plan consistency, zoning consistency, public improvement requirements, preliminary design <br /> constraints and opportunities, and major environmental and safety issues.
