Truck Parking Facility
The underlying project on this property is a truck parking facility (Use Type: Truck Sales and
Services, Parking). In the I-W (Warehouse) Zone, this use type may be conditionally permitted
with an approved Site Approval application. If the Board of Supervisors approves the full
application for a General Plan Map Amendment and Zone Reclassification, then a Site Approval
application must be approved by the Community Development Department before the truck
parking facility can begin operations.
At the time of the Site Approval application, a full review of the proposed infrastructure services
will be conducted. The proposed septic system and well will be reviewed by the Environmental
Health Department. The location and size of the retention basin will be reviewed by the
Department of Public Works.
Next Step
If the outstanding issues are addressed and the applicant chooses to submit a full application for
a General Plan Map Amendment to change the General Plan designation from C/RS (Rural
Service Commercial) to I/L (Limited Industrial) and a Zone Reclassification to change the zoning
from C-RS (Rural Service Commercial) to I-W (Warehouse), it will be necessary to do the
following:
• Submit ten (10) copies of the completed General Plan Map Amendment application and
ten (10)copies of the completed Zone Reclassification application.
• Submit ten (10) copies of the assessor page with the area to be amended and rezoned
outlined. Label the map with both the existing and proposed General Plan designations
and zonings.
• Submit one (1) copy of the recorded deed of the property.
• Submit the remaining General Plan Map Amendment and Zone Reclassification
application fees.
If the applicant chooses to request that this General Plan Map Amendment and Zone
Reclassification occur with the General Plan Update process, then the applicant should attend the
upcoming Planning Commission and Board of Supervisor hearings concerning the General Plan
Update to formally make this request to them.
PRE-APPLICATION DISCLAIMER
NOTE: The Pre-application conference is designed to inform prospective applicants of General
Plan consistency, zoning consistency, public improvement requirements, preliminary design
constraints and opportunities, and major environmental and safety issues. This information is
provided in the hope of assisting the applicant in submitting a better and more complete
application, as well as minimizing processing time. It is not intended to be an in-depth analysis,
and an environmental assessment is not completed. The applicant should be aware that a
detailed review will not be done until the full application is submitted. Also, if new or additional
information is obtained, a revised application or Environmental Impact Report may be required.
RH:vb
PA-1200045(GPMA)DC05162012
Attachments
C: Charles& Sheila Sweet, III
3
