CONDITIONS OF APPROVAL <br /> MS-92-129 <br /> HELEN SCHELLENBARGER <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1 . PUBLIC HEALTH SERVICES: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The owner of shall execute an Irrevocable Offer to <br /> Dedicate a twenty-five foot (25 ' ) wide right-of-way along <br /> the southerly property line. (A $200. 00 fee currently is <br /> required for processing per Planning Title Section 9- <br /> 10502 in addition to a copy of the Grant Deed and a legal <br /> description of the parcel to be offered for dedication. <br /> (Planning Title Section 9-9380, 9-9204) <br /> C. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3 , 2002 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> d. The frontage improvements for North 99 Frontage Road <br /> (east) shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way rural <br /> road. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250. 00 <br /> fee currently is required for processing per Planning <br /> Title Section 9-10502 in addition to a copy of the Grant <br /> Deed, legal description of Parcel 1 and an estimate.
