CONDITIONS OF APPROVAL <br /> SA-91-7 <br /> PAGE FOUR <br /> 2 . A ten-foot-wide landscaping strip shall be <br /> maintained along the south side of the building. <br /> 3 . A twenty by thirty foot planting area shall be <br /> maintained just south of the office entry area. <br /> 4 . Within 18 months of approval of this application <br /> the area located north of the parking area and <br /> between the Right-Of-Way and the fence shall be <br /> landscaped or developed for additional parking area <br /> as follows: <br /> (a) . A minimum 5% of the area must be landscaped. <br /> (b) . One tree is required for each 10 parking <br /> stalls, or portion thereof. Trees must be <br /> selected from the County's Approved Tree List. <br /> (c) . A minimum 5-foot-wide landscaped strip is <br /> required along the public streets. <br /> (d) . Planters which abut parking stalls shall be a <br /> minimum of 5-feet-wide. A minimum 18-inch-wide <br /> paved strip shall be added to the adjacent <br /> parking stall to allow access to and from <br /> vehicles. <br /> 5. Planter areas shall contain shrubs and/or living <br /> ground cover: concrete, asphalt, and any surface <br /> material including rocks or bark are not acceptable. <br /> 6. Landscaping and the irrigation system shall be shown <br /> in detail on the Improvement Plan except the area <br /> located north of the parking area and between the <br /> Right-Of-Way. <br /> b. A minimum of twenty (20) parking spaces shall be <br /> provided: <br /> Employees 21 (2 spaces per 3 employees) = 14 <br /> Office area (1 space per 250 sq. ft. ) = 6 <br /> Total parking spaces = 20 <br /> C. Signage shall be limited to existing signage. <br />
