DEPARTMENT OF PUBLIC WORKS <br /> , Conditions of Approval: <br /> a. Lay-out of parking spaces 11 through 16 shall be revised to <br /> provide backing and turning around. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> b. An Improvement Plan, prepared by a registered Civil Engineer, <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading, shall be <br /> submitted to the Department of Public Works for approval. <br /> Additional run-off shall be retained on-site or the discharge <br /> shall be metered. Storm drainage calculations shall be <br /> submitted to the Department of Public Works for approval. <br /> C. Encroachment permit shall be required for work within road <br /> right-of-way. <br /> d. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of the <br /> building permit application. (The fee is $1, 004 . 00 per 1, 000 <br /> gross square feet of building as "Manufacturing" in the <br /> Stockton area. The fee shall be automatically adjusted <br /> annually by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) <br /> e. The frontage improvement for Loomis Avenue shall be <br /> constructed in conformance with the standards for one-half of <br /> a 60-foot right-of-way Industrial Street. The frontage <br /> improvement for South 99 Frontage Road shall be constructed <br /> in conformance with the standards for one-half of a 50-foot <br /> right-of-way Industrial street. <br />
