CONDITIONS OF APPROVAL FR MFG CORPORATION SA-91-7 Unless otherwise specified, the approved use shall not be established nor building permits issued until the applicant has fulfilled all Conditions of Approval. 1. DEPARTMENT OF PUBLIC WORKS , Conditions of Approval: a. Lay-out of parking spaces 11 through 16 shall be revised to provide backing and turning around. ORDINANCE REQUIREMENTS: The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. An Improvement Plan, prepared by a registered Civil Engineer, showing drainage, driveway access details, on-site parking, existing and proposed utility services, and grading, shall be submitted to the Department of Public Works for approval. Additional run-off shall be retained on-site or the discharge shall be metered. Storm drainage calculations shall be submitted to the Department of Public Works for approval. C. Encroachment permit shall be required for work within road right-of-way. d. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of the building permit application. (The fee is $1, 004 . 00 per 1, 000 gross square feet of building as "Manufacturing" in the Stockton area. The fee shall be automatically adjusted annually by the Engineering Construction Cost Index as published by the Engineering News Record. ) e. The frontage improvement for Loomis Avenue shall be constructed in conformance with the standards for one-half of a 60-foot right-of-way Industrial Street. The frontage improvement for South 99 Frontage Road shall be constructed in conformance with the standards for one-half of a 50-foot right-of-way Industrial street.
