Lessee shall hold Lessor harmless from any loss,damage,or injury in the installation, <br /> maintenance or removal of said signs on the above mentioned properties.All insurance carried <br /> by Lessee shall be for no less than$1,000,000 of liability coverage. Lessor at any time during <br /> said lease agreement may view and or have copies of Lessee's general liability policy. The <br /> renewal of said policy must be noticed to the Lessor on an annual basis at its time of renewal. <br /> Failure to do so will make this lease null and void. <br /> Lessee agrees not to advertise any of the following categories on said sign for the entirety of this <br /> Agreement.Any competitor to the current of future tenant of said property. Anything having to <br /> do with Adult Entertainment,any and all cause related,and or political marketing. If anything is <br /> deemed to be objectionable to Lessor, within reasonable cause, Lessee shall remove said <br /> advertisement within five(5)days of notice from Lessor. <br /> If the view of the property or Lessee's sign(s)is obstructed or impaired,or the use of such sign <br /> (s) is diminished for any reason,or the use of such signs is prevented by law, Lessee has the <br /> option to terminate this lease upon thirty(30)days written notice to Lessor.
