CONDITIONS OF APPROVAL <br /> SA-95-2 <br /> W inchell <br /> On April 28, 1995, the San Joaquin County Community Development Department approved SA-95-2 <br /> subject to the Conditions of Approval listed below. This approval will expire within 18 months of the <br /> date of approval unless (1) all Conditions of Approval have been complied with, (2) all necessary <br /> building permits have been secured and remain in force, and (3) all necessary permits from other <br /> agencies have been secured and remain in force. Unless otherwise specified, all Conditions of <br /> Approval must be fulfilled prior to the establishment of the use and the issuance of any building <br /> permits. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified, and other Ordinance <br /> requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Chandler Martin, 468-3190) <br /> a. BUILDING PERMIT. Submit an 'APPLICATION-COMMERCIAL BUILDING PERMIT". The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer. This Plan must show drainage, driveway access details (including gates), on- <br /> site parking, landscaping, signs, driveway gates, existing and proposed utility services, <br /> and grading (refer to the SITE PLAN CHECK LIST for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. STORM DRAINAGE: Storm drainage runoff shall be retained on the site. The drainage <br /> pattern and corresponding storm drain improvements shall be shown on the Site Plan. <br /> Drainage calculations must be attached. <br /> c. APPROVED USE: This approval is for a truck wash facility as shown on the Plan <br /> submitted February 16, 1995. Minor truck repairs and fuel pumps are permitted <br /> accessory to the truck wash facility. A mini-mart is not permitted. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior <br /> to the initiation of the use. The Business License can be obtained concurrent with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> e. ACCESS AND CIRCULATION: The following rquirements apply and shall be shown on <br /> the Site Plan: <br /> (1) The driveway width at the ultimate right-of-way shall be 40 feet maximum. The <br /> design of the driveway shall be such as to allow trucks to enter and exit property <br /> without entering into the opposing lane of traffic.
