(3) Adequate maneuvering and parking areas of automobiles and trucks shall be <br /> located on the site of the truck terminal. (Development Title Section 9-505.7) <br /> (4) Aisles between truck parking areas shall be a minimum of 55 feet wide. <br /> (Development Title Section 9-1015.6[d][2]) <br /> PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) A minimum of 12 parking spaces shall be provided, including one space for the <br /> physically disabled (one space is required for every 1,000 feet of building area). <br /> (Development Title Section 9-1015.3) <br /> (2) All automobile parking spaces and all major circulation drive lanes (automobile <br /> and truck) shall be surfaced and permanently maintained with a minimum of two <br /> inches of asphalt concrete over an appropriate base. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. All other <br /> areas that are used for vehicular traffic shall be surfaced and permanently <br /> maintained with a chip seal. These improvements shall be constructed prior to <br /> the initiation of the use or prior to the issuance of the Certificate of Occupancy, <br /> whichever comes first. <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall <br /> be installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Lardscaping shall be provided and comply with the following: <br /> (1) A minimum ten-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width of State Route 99 East Frontage Road and Carpenter Road, shall be <br /> installed across the frontage of the project site prior to issuance of the Certificate <br /> of Occupancy. <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (3) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.6 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent of landscaping within the perimeter of the parking area, not including <br /> landscaping along the street frontage. Two trees shall be planted, evenly spaced <br /> throughout the parking lot. (Development Title Section 9-1020.6) <br /> Conditions of Approval - 2 - SA-95-2 <br />
