CONDITIONS OF APPROVAL <br /> SA-93-24 <br /> ED BIRLARLEY <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the Issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> In force, and (3) all necessary permits from other agencies have been secured and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for outdoor parking and storage of vehicles and equipment for a <br /> construction contractor. There shall be no on-site office permitted as a part of this <br /> approval. <br /> b. The approved use shall include the outdoor storage of portable toilets, subject to <br /> securing an approved permit from Public Health Services prior to initiating the use. The <br /> approval does not include on-site cleaning, maintenance, repair, or use of the portable <br /> toilets. <br /> C. Submit an Improvement Plan, showing drainage, driveway access details, on-site parking <br /> and storage, and grading. A plan check fee will be required. (Development Title Section <br /> 9-884) <br /> d. The Improvement Plan shall show all existing and proposed surfaces. The site shall be <br /> surfaced and maintained with a minimum six (6) inches of base material. (Development <br /> Title Section 9-1015.5) <br /> e. The applicant shall secure an approved Business License prior to the initiation of the use. <br /> (Section 7-1000 of the County Ordinance Code) <br /> f. The area between the edge of the right-of-way and the easterly screen shall be kept <br /> mowed and free of weeds. <br /> g. A maximum of one (1) advertising sign shall be permitted for the approved use. <br /> Proposed sign details shall be consistent with Chapter 9-1710 of the Development Title <br /> and be included on the Improvement Plan. <br /> h. Any outdoor trash bins shall be kept in an enclosure with solid masonry walls on three <br /> sides and gated on the fourth side. (Development Title Section 9-1022.4{e}) Details shall <br /> be included on the Improvement Plan and be installed prior to initiation of the approved <br /> use. <br /> Conditions of Approval 1 - SA-93-24 <br />
