SA-9�3-224 OF ED BIRLARLEY <br /> (C/O JOSE ALVA, JESS ARCED) <br /> ----------------------------------------------------------------- <br /> The request is for a Site Approval application to permit outdoor <br /> parking and storage for a construction contractor. The proposed <br /> use does not include an office. The applicant has requested that <br /> the application be revised to specifically include the storage of <br /> portable toilets. The project site is located on the west side <br /> of State Route 99 , West Frontage Road, 600 feet south of <br /> Carpenter Road, east of Stockton and is located in the Enterprise <br /> Zone. <br /> Section 9-1022 . 4 of the Development Title requires a solid <br /> masonry wall on the western property line, due to the R/L (low <br /> density residential) General Plan designation on the property to <br /> the west. Because that property is not developed residentially <br /> at this time, the determination can be made to delay the <br /> installation of the wall until such time that residential <br /> development takes place. <br /> The Development Services Division has reviewed the above- <br /> referenced application and intends to approve it subject to the <br /> following Conditions of Approval. <br /> Unless otherwise specified, all the Conditions of Approval and <br /> Ordinance Requirements shall be fulfilled prior to the issuance <br /> of any building permits and prior to the initiation of the use. <br /> This approval will expire eighteen (18) months from the effective <br /> date of the approval unless (1) all Conditions of Approval have <br /> been complied with, (2) all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from <br /> other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance requirements. Ordinance <br /> Requirements cannot be modified. <br />
