Development Committee -2- SA-93-24 Conditions of Approval : 1. COMMUNITY DEVELOPMENT DEPARTMENT: a. This approval shall be for outdoor parking and storage of vehicles and equipment for a construction contractor. There shall be no on-site office permitted as a part of this approval. b. The approved use shall include the outdoor storage of portable toilets, subject to securing an approved permit from Public Health Services prior to initiating the use. The approval does not include on-site cleaning, maintenance, repair, or use of the portable toilets. C. Submit an Improvement Plan, showing drainage, driveway access details, on-site parking and storage, and grading. A plan check fee will be required. (Development Title Section 9-884) d. The Improvement Plan shall show all existing and proposed surfaces. The site shall be surfaced and maintained with a minimum six (6) inches of base material or as required by the Department of Public Works, Fire Prevention Bureau, and the Montezuma Fire District. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9-1015. 5) e. The applicant shall secure an approved Business License prior to the initiation of the use. (Section 7-1000 of the County Ordinance Code) f. A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width, shall be installed across the frontage of State Route 99 , West Frontage Road. The strip shall be continuous except where crossed by driveways and walkways. All areas not used for buildings, parking, driveways, walkways, or other permanent facilities shall be landscaped. Landscape details shall be consistent with Development Title Chapter 9-1020 and be included on the Improvement Plan. g. A maximum of one (1) advertising sign shall be permitted for the approved use. Proposed sign details shall be consistent with Chapter 9-1710 of the Development Title and be included on the Improvement Plan.
