Development Committee -2- <br /> SA-93-24 <br /> Conditions of Approval : <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for outdoor parking and storage <br /> of vehicles and equipment for a construction <br /> contractor. There shall be no on-site office permitted <br /> as a part of this approval. <br /> b. The approved use shall include the outdoor storage of <br /> portable toilets, subject to securing an approved <br /> permit from Public Health Services prior to initiating <br /> the use. The approval does not include on-site <br /> cleaning, maintenance, repair, or use of the portable <br /> toilets. <br /> C. Submit an Improvement Plan, showing drainage, driveway <br /> access details, on-site parking and storage, and <br /> grading. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> d. The Improvement Plan shall show all existing and <br /> proposed surfaces. The site shall be surfaced and <br /> maintained with a minimum six (6) inches of base <br /> material or as required by the Department of Public <br /> Works, Fire Prevention Bureau, and the Montezuma Fire <br /> District. Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties. <br /> (Development Title Section 9-1015. 5) <br /> e. The applicant shall secure an approved Business License <br /> prior to the initiation of the use. (Section 7-1000 of <br /> the County Ordinance Code) <br /> f. A minimum ten (10) foot wide landscaped strip, <br /> respecting the ultimate right-of-way width, shall be <br /> installed across the frontage of State Route 99 , West <br /> Frontage Road. The strip shall be continuous except <br /> where crossed by driveways and walkways. All areas not <br /> used for buildings, parking, driveways, walkways, or <br /> other permanent facilities shall be landscaped. <br /> Landscape details shall be consistent with Development <br /> Title Chapter 9-1020 and be included on the Improvement <br /> Plan. <br /> g. A maximum of one (1) advertising sign shall be <br /> permitted for the approved use. Proposed sign details <br /> shall be consistent with Chapter 9-1710 of the <br /> Development Title and be included on the Improvement <br /> Plan. <br />
