CONDITIONS OF APPROVAL SA-9439 Thompson Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of the use and the issuance of any building permits. This approval will expire within 18 months of the date of approval unless (1) all Conditions of Approval have been compiled with, (2) all necessary building permits have been secured and remain in force, and (3) all necessary permits from other agencies have been secured and remain in force. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. COMMUNITY DEVELOPMENT DEPARTMENT: a. A minimum of 6 parking spaces shall be provided, including 1 space for the physically handicapped (1 space is required for every 1,000 square feet of building area). (Development Title Section 9-1015.3) b. The Improvement Plan shall show all existing and proposed surfaces. All automobile parking and circulation areas and major truck circulation/maneuvering areas shall be surfaced and permanently maintained with a base material and two inches of asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Truck parking spaces and minor truck circulation areas may be surfaced with base material and chip seal. Gravel may be used for trailer storage areas. Bumper guards shall be provided when necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5) C. If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) d. One loading space shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) e. A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width of State Route 99 East Frontage Road, shall be installed across the frontage of the project site prior to issuance of the Certificate of Occupancy. All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (Development Title Section 9- 1020.9) f. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the fourth side. Details shall be shown on the Improvement Plan.
