CONDITIONS OF APPROVAL <br /> SA-9439 <br /> Thompson <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been compiled with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. A minimum of 6 parking spaces shall be provided, including 1 space for the physically <br /> handicapped (1 space is required for every 1,000 square feet of building area). <br /> (Development Title Section 9-1015.3) <br /> b. The Improvement Plan shall show all existing and proposed surfaces. All automobile <br /> parking and circulation areas and major truck circulation/maneuvering areas shall be <br /> surfaced and permanently maintained with a base material and two inches of asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. Truck <br /> parking spaces and minor truck circulation areas may be surfaced with base material and <br /> chip seal. Gravel may be used for trailer storage areas. Bumper guards shall be <br /> provided when necessary to protect adjacent structures or properties. (Development Title <br /> Section 9-1015.5) <br /> C. If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> d. One loading space shall be provided. Each space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site <br /> driveways and maneuvering areas may be used in lieu of one of the loading spaces as <br /> long as maneuvering areas for delivery vehicles are provided. (Development Title Section <br /> 9-1015.6) <br /> e. A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 99 East Frontage Road, shall be installed across the frontage of the project <br /> site prior to issuance of the Certificate of Occupancy. All areas not used for buildings, <br /> parking, driveways, walkways, approved outdoor storage areas, or other permanent <br /> facilities shall be landscaped. Areas of the property which are not part of the project shall <br /> be barricaded from traffic and kept mowed and dust free. (Development Title Section 9- <br /> 1020.9) <br /> f. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the <br /> fourth side. Details shall be shown on the Improvement Plan.
