g. All storage materials and related activities shall be enclosed by a screen six to eight feet <br /> in height. Items stored within 100 feet of a dedicated street or residential zone shall not <br /> be stacked higher than two feet above the adjacent screen. (Development Title Section <br /> 9-1022.4[a][21[A]) <br /> h. Submit an Improvement Plan, prepared by a registered civil engineer, showing drainage, <br /> driveway access details, on-site parking, landscaping, signs, driveway gates, existing and <br /> proposed utility services, and grading. Storm drainage run-off shall be retained on the <br /> site. The drainage pattern and corresponding storm drain improvements shall be shown <br /> on the Improvement Plan. Pond capacity calculations shall be submitted for approval. <br /> A plan check fee will be required. (Development Title Section 9-884) <br /> i. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) Exterior walls less than 20 feet from a property line shall be constructed of one- <br /> hour fire-resistive material. <br /> (2) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> j. The Construction Site Plan shall indicate the following: <br /> (1) Provide van parking spaces for the physically disabled. The spaces shall be <br /> located as close as possible to the primary entrance (C.C.R., Title 24). The <br /> loading/unloading zone shall be on the right side of the parking space. <br /> (2) Provide identification signs for the parking spaces, including the*tow away' sign, <br /> at each entrance or visible from each space (C.C.R., Title 24). <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot (C.C.R., Title 24). <br /> 2.
