Submit an Improvement Plan prepared by a registered civil <br /> engineer showing drainage, driveway access details, on-site <br /> parking, landscaping, signs, driveway gates, existing and <br /> proposed utility services, and grading. Storm drainage run- <br /> off shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the <br /> Improvement Plan. Pond capacity calculations shall be <br /> submitted for approval. A plan check fee will be required. <br /> (Development Title Section 9-884) <br /> i. The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> 1. Exterior walls less than 20 ' from a property line shall <br /> be of one-hour, fire-resistive construction. <br /> 2 . The proposed building shall be provided with an <br /> automatic fire sprinkler system or divided into areas <br /> less than 6 , 000 square feet by area separation walls. <br /> j . The Construction Site Plan shall indicate the following: <br /> 1. Provide van parking space for the physically disabled. <br /> The space(s) shall be located as close as possible to <br /> the primary entrance (C.C.R. , Title 24) . The <br /> loading/unloading zone shall be on the right side of <br /> parking space <br /> 2 . Provide identification signs for the parking space (s) <br /> including the "tow away" sign at each entrance or <br /> visible from each space (C.C.R. , Title 24) . <br /> 3 .
