Development Committee -2- SA-94-39 b. The Improvement Plan shall show all existing and proposed surfaces. All automobile parking and circulation areas and major truck circulation/maneuvering areas shall be surfaced and permanently maintained with a base material and two inches of asphalt concrete, or Portland cement concrete to provide a durable, dust free surface. Truck parking spaces and minor truck circulation areas may be surfaced with base material and chip seal. Gravel may be used for trailer storage areas . Bumper guards shall be provided when necessary to protect adjacent structures or properties . (Development Title Section 9-1015. 5) C. If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015 . 5 [g] ) d. 1 loading space shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015. 6) e. A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of State Route 99 East Frontage Road, shall be installed across the frontage of the project site prior to issuance of the Certificate of Occupancy. All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (Development Title Section 9-1020 . 9) f. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the fourth side. Details shall be shown on the Improvement Plan. (Development Title Section. 9-1022 . 4 [e] [31 ) g. All storage materials and related activities shall be enclosed by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a dedicated street or residential zone shall not be stacked higher than two (2) feet above the adjacent screen.
