Development Committee -2- <br /> SA-94-39 <br /> b. The Improvement Plan shall show all existing and proposed <br /> surfaces. All automobile parking and circulation areas and <br /> major truck circulation/maneuvering areas shall be surfaced <br /> and permanently maintained with a base material and two <br /> inches of asphalt concrete, or Portland cement concrete to <br /> provide a durable, dust free surface. Truck parking spaces <br /> and minor truck circulation areas may be surfaced with base <br /> material and chip seal. Gravel may be used for trailer <br /> storage areas . Bumper guards shall be provided when <br /> necessary to protect adjacent structures or properties . <br /> (Development Title Section 9-1015. 5) <br /> C. If the parking area is to be used at night, parking lot and <br /> security lighting shall be installed. (Development Title <br /> Section 9-1015 . 5 [g] ) <br /> d. 1 loading space shall be provided. Each space shall be a <br /> minimum of 25 feet in length and 15 feet in width, and shall <br /> have a minimum height clearance of 14 feet. On-site <br /> driveways and maneuvering areas may be used in lieu of one <br /> of the loading spaces as long as maneuvering areas for <br /> delivery vehicles are provided. A minimum ten (10) foot wide landscaped strip, respecting <br /> the ultimate right-of-way width of State Route 99 East <br /> Frontage Road, shall be installed across the frontage of the <br /> project site prior to issuance of the Certificate of <br /> Occupancy. All areas not used for buildings, parking, <br /> driveways, walkways, approved outdoor storage areas, or <br /> other permanent facilities shall be landscaped. Areas of <br /> the property which are not part of the project shall be <br /> barricaded from traffic and kept mowed and dust free. <br /> (Development Title Section 9-1020 . 9) <br /> f. Trash bins shall be kept in an enclosure with solid walls on <br /> three sides and gated on the fourth side. Details shall be <br /> shown on the Improvement Plan. All storage materials and related activities shall be <br /> enclosed by a screen six (6) to eight (8) feet in height. <br /> Items stored within one hundred (100) feet of a dedicated <br /> street or residential zone shall not be stacked higher than <br /> two (2) feet above the adjacent screen.
