Driveway and aisle widths are shown on the submitted site plan as well as the circulation <br /> patterns for ingress and egress traffic. However, the circulation pattern must demonstrate that <br /> there is adequate maneuverability for the approved number of trucks and trailers. The <br /> maneuvering area for trucks and trailers and the storage area for trailers must be shown on a <br /> revised Site Plan. <br /> Parking <br /> Development Title Table 9-1015.3(b) requires 1 parking space per 1,000 square feet of building <br /> for the use type Truck Services-Parking. The total square footage of the buildings shown on the <br /> site plan is 7,141 square feet. This indicates the minimum required number of parking spaces <br /> for the proposed project is seven (7). (Development Title Section 9-1015.10) However, <br /> additional parking will be required based on the total number of employees. (Development Title <br /> Section 9-1015.9) As stated by the applicant, the truck parking operation will have up to one <br /> employee per truck. They currently have three office employees. Therefore, the required total <br /> number of parking spaces will be 18, of which one must be a van accessible space. The revised <br /> Site Plan must show the location of the required number of automobile parking spaces. <br /> The Site Plan does show the proposed parking stalls for six (6)trucks and twenty (20) trailers. <br /> However, the Site Plan does not show the parking for the existing nine (9) trucks and the <br /> existing fifteen (15) trailers. In order to adequately demonstrate that the parcel can <br /> accommodate the proposed number of truck parking stalls, the revised Site Plan must show the <br /> location of all existing and proposed truck parking stalls. <br /> The guidelines for parking stall dimensions for automobiles are a minimum of twenty (20) feet <br /> long by nine (9)feet wide. (Development Title Section 9-1015.5) The required dimensions for <br /> truck parking stalls are twenty-five (25) feet long by fifteen (15) feet wide. (Development Title <br /> Section 9-1015.6[c][11) The dimensions for both automobile and truck stalls must be shown on <br /> the revised Site Plan. <br /> All permanent parking lots including parking spaces, driveways and maneuvering areas for <br /> trucks and automobiles must be surfaced and permanently maintained with asphalt concrete or <br /> Portland cement concrete to provide a durable dust free surface (Development Title Table 9- <br /> 1015.5[e]). Parking areas designated for trailer storage may be surfaced with a minimum of four <br /> inches of aggregate base. Paved areas and aggregate base areas must be shown on the <br /> revised Site Plan. <br /> Screening <br /> Development Title Section 9-1022.4[e](1) states, "If an industrial project abuts a residential zone, <br /> an area shown on the General Plan for residential use, or an existing residential use, a solid <br /> masonry wall six (6) to eight (8) feet in height shall be erected along the abutting property line." <br /> A.P.N.s 179-160-36, 179-171-34 and 179-171-05 are zoned R-L (Low Density Residential). A solid <br /> masonry wall will be required on the north, east and south property lines adjacent to these three <br /> parcels. In addition, any trailer storage areas shall be screened from the public roadway. <br /> (Development Title Section 9-1022.4[e][2][A]) <br /> Lighting <br /> If the parking area is to be used at night, parking lot and security lighting must be installed. <br /> 2 <br />
