(1) A solid masonry wall six(6)to seven(7)feet in height shall be erected on APN: 179- <br /> 171-32 along the northern property line abutting APN: 179-160-36 and the southern <br /> property line abutting APN: 179-171-05. (Development Title Section 9-1022.4[e][11) <br /> (2) A chain link fence six(6)to seven (7)feet in height shall be erected on APN: 179-171-32 <br /> along the eastern property line abutting APN: 179-171-34,the southern property line <br /> abutting APN: 179-171-04, the easterty 410 feet of the southern property line abutting <br /> APN: 179-171-33, and the western property line abutting APN: 179-171-33. Mature <br /> landscaping or a hedge, six(6)to seven(7)feet in height, shall be planted along the <br /> chain-link fencing to provide adequate screening. (Development Title Section 9-1022.6) <br /> (3) When plant materials are used for screening, they shall be planted in such quantity and <br /> location as to achieve an effective visual screen within three(3)years of installation. If a <br /> hedge fails to retail such density any time after this three(3)year period it shall be <br /> supplemented or replaced with other dense landscaping or an appropriate fence or wall. <br /> (Development Title Section 9-1022.4[c]) <br /> (4) All storage materials and related activities, including storage areas for trailers and <br /> storage areas for trash, shall be enclosed by a screen six(6)to eight(8)feet in height. <br /> Items stored within one hundred (100)feet of a dedicated street or residential zone shall <br /> not be stacked higher than two(2)feet above the adjacent screen. All portions of any sign shall be set back a minimum of five(5) <br /> feet from any future right-of-way line, including any comer cutoff(snipe). BUILDING CODE REQUIREMENTS:The following California Building Code(CBC)and <br /> San Joaquin County Ordinance requirements will be applicable to the proposed project. The <br /> following conditions shall be addressed prior to submittal of a building permit application to <br /> the Building Inspection Division: <br /> (1) A building permit application including plans will be required for construction of the office <br /> area.According to state law,the plans must be prepared by a registered engineer or <br /> licensed architect and shall be submitted for review and approval.An engineer or <br /> architect will also be able to help you make decisions about construction options related <br /> to fire sprinklers, allowable areas, firewalls and any necessary upgrades based on the <br /> configuration of the building and your specific needs. <br /> (2) The required plans must be complete at the time of submittal for a building permit Plans <br /> must address building design and construction,fire and life safety requirements, <br /> accessibility and show compliance with the current California codes and San Joaquin <br /> County ordinances. A complete set of plans must include fire sprinkler plans, truss <br /> calculations, energy calculations, plumbing, electrical and mechanical drawings as well <br /> as structural calculations. <br /> (3) Modifications to existing buildings are required to include upgrades related to disability <br /> access pursuant to Section 1134B of the CBC. Plans showing these upgrades must be <br /> prepared by a registered engineer or licensed architect and shall be submitted for review <br /> and approval prior to issuance of a building permit. <br /> Conditions of ADDroval - 3- <br />
