(Use type: Automotive Sales and <br /> Services— Operable Vehicle Storage; and Automotive Sales and Services— Inoperable Vehicle <br /> Storage). <br /> The General Plan designation is Limited Industrial (I/L) and Low Density Residential (R/L). The <br /> project area is zoned Limited Industrial (I-L). The project is located on the east side of South <br /> State Route 99 East Frontage Road, 600 feet south of Clark Drive, east of Stockton. <br /> The Community Development Department has reviewed this application and has the following <br /> comments: <br /> Background <br /> The parcels were the site of a Drive-In movie theater. Except for signs, the structures used for <br /> the theater have been removed. The 24.53 acre site is vacant. <br /> Storm Drainage <br /> The site plan indicates a proposed storm drain basin. The project site consists of two parcels. <br /> Any additional stormwater drainage created by new improvements must be retained on-site <br /> (Development Title Section 9-1135). In order to use a common storm drain basin, a storm <br /> drainage maintenance agreement and stormwater easements that are approved by the <br /> Department of Public works need to be prepared and recorded for each parcel. <br /> I <br />
