g) ACCESS AND CIR�_�ATION: The following requirements fly and shall be shown on the Site Plan: 1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire depaitment access be less than twenty (20) feet wide. (Development Title Section 9-1015.5[h][1]) 2) This project shall not be accessed from Clark Drive. 3) Truck access gates shall be recessed from the front property line a minimum of sixty five (65) feet. h) LIGHTING: Lighting shall be provided and comply with the following: 1) If the parking area is to be used at night, parking lot and security lighting shall be installed. (Development Title Section 9-1015.5[g]) 2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) LANDSCAPING: Landscaping shall be provided and comply with the following. 1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of State Route 99 Highway East Frontage Road, shall be installed across the frontage of the project site. (Development Title Section 9-1020.9) 2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) 3) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. 4) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. The parking area shall be provided with a minimum of five percent (5%) of landscaping within the perimeter of the parking area, not including landscaping along the street frontage. The landscaping requirement does not apply if fewer than twenty (20) parking spaces are provided. One tree shall be required for each five (5) parking stalls, or portion thereof, and shall be planted, evenly spaced throughout the parking lot. (Development Title Section 9-1020.5[b]) j) SCREENING: Screening shall be provided and comply with the following: 1) A solid masonry wall six (6) to eight (8) feet in height shall be erected along the property line of APN 179-170-03; 05, 06; 30; 46, 47, and the residential portion of 04. (Development Title Section 9-1022.4[e][1]) 2) Screening of approved material, six (6) to eight (8) feet in height shall be erected along State Route 99 Highway East Frontage Road and shall meet the thirty (30) foot setback requirements in Development Title Section 9-510.5. 5
