REVISED CONDITIONS OF APPROVAL <br /> SA-99-0097 <br /> CLURJB Cal. Ptr. Shp. <br /> Revisions of Approved Actions for Site Approval Application No. SA-99-0097 was approved by the <br /> San Joaquin County Community Development Department on May 6, 2005. The effective date of <br /> approval is May 16, 2005. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kathy Allen, 12091953-7509) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a heavy equipment sales and repair facility and a heavy <br /> construction services facility to be constructed in three phases over five years twelve years as shown <br /> on the Plan submitted January 20, 2000. Phasing is as follows: <br /> (1) Phase 1: a 1,200 square foot enclosed repair area which is an addition to an existing 1,000 <br /> square foot shop building; a 7,744 square foot outdoor heavy equipment display area, a 2.5 acre <br /> heavy equipment rental display area; a 5,250 square foot debris box and a contractor bin area; <br /> and a 2,400 square foot area to temporarily store trailers. <br /> (2) Phase 2: a 5,000 square foot warehouse. <br /> (3) Phase 3: a second 5,000 square foot warehouse. <br /> c. COMPLIANCE DATE: Because this development is currently operating without the required <br /> permits, the Site plans for Phase 1 shall be submitted within 60 days from the date of the approval <br /> letter and the Conditions of Approval met within six months from the date of the approval letter. <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. <br /> e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile and truck parking spaces and all major circulation drive lanes (automobile and <br /> truck)shall be surfaced and permanently maintained with base material of appropriate depth and <br /> asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper <br /> guards shall be provided when necessary to protect adjacent structures or properties. All other <br /> areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip <br /> seal.
