(2) Phase 1: A minimum of eight (8) parking spaces shall be provided, including one (1) van <br /> accessible space (parking standards for heavy equipment sales and repair are 1 space/1,000 <br /> square feet of building and 1 space/.67 employees). (Development Title Section 9-1015.3) <br /> (3) Phase 2: An additional five (5) spaces shall be provided for a total of thirteen (13) spaces. <br /> (4) Phase 3: An additional five(5)spaces shall be provided for a total of eighteen (18)spaces. <br /> (5) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> (6) All parking stalls and directional arrows must be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> (7) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16)feet for one-way aisles. (Development Title Section 9-1015.5[h]) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed <br /> according to the standards set for the in Section 9-1015.5 of the Development Title. <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. At a minimum, a ten (10) foot wide planting <br /> strip is required along adjacent streets. The strip shall be continuous except where crossed by <br /> driveways and walkways. (Development Title Section 9-1020.8) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (3) Four (4) trees shall be planted, evenly spaced throughout the parking lot. (Development Title <br /> Section 9-1020.5) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to eight (8) feet in height shall be erected along the eastern three <br /> hundred fifty (350) feet of the northern property line. (Development Title Section 9-1022.4[e][1]). <br /> Said wall shall not encroach into the riparian area along Little John Creek. <br /> Revised Conditions of Approval - 2 - SA-99-0097 <br />
