Barber Jr., PTP APN: 179-200-32 <br /> INFORMATION: <br /> The site located within a Federal Flood Insurance Administration Designated Flood Hazard Area. The <br /> 100 year Flood Elevation will be approximately two feet above natural ground elevation. <br /> South 99 Frontage Road has an existing right-of-way width of 46 feet and a planned right-of-way width <br /> of 46 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards R-17 prior to issuance of the occupancy permit. <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable <br /> at the time of building permit application. (The fee currently is$646.00 per 1,000 gross square foot <br /> of building as Manufacturing or$167.96 per daily trip-end generated in the Stockton area. The fee <br /> shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. A credit may be allowed if it can be verified that the <br /> existing development on this site was in operation on or after April 23, 1990. <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 4. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee is <br /> due and payable prior to issuance of the building permit. The fee currently is$171.00 per 1,000 gross <br /> square foot of building as Manufacturing. The fee shall be automatically increased on January 1 of <br /> each year through the year 2005 at the rate of 7.66 percent.
