(4) All parking stalls and directional arrows must be delineated with paint. <br /> (DevelopmentTitle Section 9-1015.5[d]) <br /> d ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25) feet for two- <br /> way aisles and sixteen (16) feet for one-way aisles. (Development Title Section 9- <br /> 1015.5[h]) <br /> e. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed according the standards set forth in Section 9-1015.5 of the Development <br /> Title. <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][41) <br /> f. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. At a minimum, a <br /> ten (10)foot wide planting strip is required along adjacent streets. The strip shall be <br /> continuous except where crossed by driveways and walkways. (Development Title <br /> Section 9-1020.8) <br /> (2) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> (3) Landscape plans shall be submitted with the Site Plans. <br /> g. FENCING: Fencing shall comply with the following: <br /> (1) Any gate, other than gates for pedestrian use only, shall be set back or recessed a <br /> minimum of ten (10)feet from the property line unless there are at least sixteen (16) <br /> feet between the property line and the edge of the traveled roadway, in which case <br /> the setback requirement is waived. <br /> (2) Access gates shall remain open during hours of operation. <br /> (3) All fencing shall comply with DevelopmentCode Section 9-1022. <br /> h. FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Departmentfor a building permit: <br /> (1) Fire flow will be provided for proposed buildings by the use of NFPA 1231 of the <br /> National Fire Code(static water supply). <br /> Conditions of Approval - 2 - SA-99-1 <br />
