e. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (DevelopmentTitle Section 9-1015.5[e]) <br /> (a) Phase 1 & 2: A minimum of eleven (11) parking spaces shall be provided, including one (1) <br /> van accessible space(parking requirements for kennels are .67 spaces/1,000 square feet of <br /> building,standards for administrative offices are 4spaces/1,OOOsquare feet). (Development <br /> Title Section 9-1015.3) <br /> (b) Phase 3: An additional two (2) parking spaces shall be provided for a total of thirteen (13) <br /> spaces. <br /> (2) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) <br /> (3) All parking stalls and directional arrows shall be delineated with paint. (Development Title <br /> Section 9-1015.5[d]) <br /> f ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25) feet for two-way aisles and <br /> sixteen(16)feet for one-way aisles. (Development Title Section 9-1015.5[h]) <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed <br /> according to the standards set forth in Section 9-1015.5 of the Development Title. <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (2) Three (3) trees shall be planted and evenly spaced throughout the parking lot. (Development <br /> Title Section 9-1020.5) <br /> (3) All areas not used for buildings,parking, driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. At a minimum, a ten (10) foot wide planting <br /> strip is required along adjacent streets. The strip shall be continuous except where crossed by <br /> driveways and walkways (Development Title Section 9-1020.7) <br /> i FENCING: Fencing shall comply with the following: <br /> (1) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum of <br /> ten (10) feet from the property line unless there are at least sixteen (16) feet between the <br /> property line and the edge of the traveled roadway, in which case the setback requirement is <br /> waived. <br /> (2) All fencing shall comply with DevelopmentCode Section 9-1022. <br /> Conditions of Approval - 2 - SA-99-100 <br />
