CONDITIONS OF APPROVAL <br /> SA-99-100 <br /> Delta Stockton Humane Society <br /> Site Approval Application No. SA-99-100 was approved by the San Joaquin County Community <br /> Development Department on February 15, 2000. The effective date of approval is February 25, 2000. <br /> This approval will expire on August 26, 2001, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Kai Luoma,468-9567) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates, ) on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the expansion of an animal shelter in three phases over 5 <br /> years as shown on the Plan submitted December 17, 1999. Phasing is as follows: <br /> (1) Phase 1: Construction of a 1,040-square-foot garage/food storage building, construction of a <br /> 1,516-square-footdog kennel building, and the construction of a 4,450-square-footdog kennel <br /> building. This phase will also include the demolition of 2,700-square-foot building and a 625- <br /> square-foot building. Approval shall expire in 18 months unless all conditions of approval for <br /> Phase 1 have been complied with, all necessary building permits have been issued and remain <br /> in force,and all necessary permits from other agencies have been issued and remain in force. <br /> (2) Phase 2: Construction of a 1,120-square-footcattery. <br /> (3) Phase 3: Construction of an approximately 1,575-square-foot office building and the demolition <br /> of an approximately 1,000-square-foot office building. Phase 3 will be completed within 5 years. <br /> Approval shall expire in 5 years unless all conditions of approval for Phase 2 and 3 have been <br /> complied with, all necessary building permits have been issued and remain in force, and all <br /> necessary permits from other agencies have been issued and remain in force. <br /> c. DEMOLITION PERMITS: Demolition permits shall be obtained from the Community Development <br /> Department prior to the demolition of any buildings. <br /> d. STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan.
