PHASE 1: 1,040-SQUARE-FOOT FOOD STORAGE <br /> BUILDING, 1,516-SQUARE-FOOT DOG KENNEL AND A 4,450-SQUARE-FOOT <br /> DOG KENNEL, PHASE 2: 1,120-SQUARE-FOOT CAT KENNEL; AND PHASE 3: <br /> 1,496-SQUARE-FOOT OFFICE, LOCATED ON THE EAST SIDE OF STATE <br /> HIGHWAY ROUTE 99, 1,300 FEET SOUTH OF MARFAGOA ROAD. (DISTRICT 4). <br /> APPLICANT: Delta Humane Society APN: 179-200-28 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration Designated Flood Hazard Area <br /> The 100-year Flood Elevation will be approximately 29 feet NGVD. <br /> South 99 Frontage Road has an existing right-of-way width of 46 feet and a planned <br /> right-of-way width of 50 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach, unless already paved, shall be improved in accordance with the <br /> requirements of San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result <br /> in a 32-foot wide right-of-way from the centerline of South 99 Frontage Road to the <br /> property line across the parcel's frontage. (A $225.00 fee currently is required for processing <br /> per Development Title Table 9-240.2 in addition to a copy of the Grant Deed.) <br /> (Development Title Section 9-1150.5 and City of Stockton) <br /> 4. The frontage improvements for South 99 Frontage Road shall be constructed in <br /> conformance with the standards for one-half of a 64-foot right-of-way City of Stockton <br /> Industrial street. The construction of the frontage improvements will be deferred upon <br /> execution by the owner of a Deferred Frontage and Roadway Improvement Agreement or a <br /> Secured Deferred Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to their estimated construction costs prior to Development Title Table 9-240.2 <br />
