CONDITIONS OF APPROVAL <br /> UP-92-21 <br /> National Telephone & Telegraph <br /> Unless otherwise specified, all the Conditions of Approval shall be fulfilled prior to the Issuance of <br /> any building permits and prior to the initiation of the use. <br /> This approval will expire 18 months from the effective date of the approval unless (1) all Conditions <br /> of Approval have been compiled with, (2) all necessary building permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies have been secured and remain <br /> in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a- The approval shall be for a maximum of 155 seats. <br /> b. An Improvement Plan showing drainage,driveway access details,on-site parking,existing <br /> and proposed utility services, and grading shall be submitted for approval. Additional <br /> storm drainage shall be retained on the site, and provisions for the additional runoff shall <br /> be shown on the Improvement Plan. All improvements shall be shown on the <br /> Improvement Plan. The construction of on-site improvements shall conform to the <br /> approved Site Plan and Improvement Plan and be completed prior to the issuance of a <br /> Certificate of Occupancy and the initiation of the use. A Pian Check Fee is required. <br /> C. All approved construction shall conform to the requirements of the Flood Prevention <br /> Ordinance. (Section 9-10320) <br /> d. Parking requirements: <br /> (1) A minimum of 55 parking spaces shall be provided. (Section 93700(g) of the <br /> Planning Title) <br /> (2) All parking spaces and driveways shall be delineated. <br /> (3) All parking spaces, driveways, and maneuvering areas shall be paved and <br /> permanently maintained with concrete or asphalt concrete. Bumper guards shall <br /> be provided where necessary to protect adjacent structures or properties. <br /> (Section 93704(a)) <br /> (4) Parking details and locations shall be consistent with Section 93702 of the <br /> Planning Title and be shown on the Improvement Plan. <br /> (5) There shall be no parallel parking permitted adjacent to the right-of-way of State <br /> Route 99, East Frontage Road. <br /> Conditions of Approval - 1 - UP-92-21 <br />
