Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br /> injurious to the property or improvements of adjacent properties. <br /> This finding can be made because the Initial Study prepared for the project found no <br /> potentially significant environmental impacts. Mitigation measures from the noise study <br /> conducted by Bollard Acoustical Consultants dated December 2, 2008, and from the traffic <br /> study condOcted by Kimley-Horn and Associates, Inc.dated September 17,2008,will be <br /> incorporatesi into Conditions of Approval to ensure any impacts to traffic and noise are <br /> less than significant. With these mitigation measures,the Initial Study concluded that the <br /> project would not have a significant impact on the environment. <br /> 5. The use is compatible with adjoining land uses. <br /> This finding can be made because the proposed use will not interfere with nor alter the <br /> current land uses on adjacent properties. The parcels to the south and east are residential, <br /> and'the parcel to the north is zoned commercial and contains the'E.B.M.U.D. aqueducts.The <br /> frontage road abuts the property to the west. The project will be required,as a Condition of <br /> Approval, to provide screening along the perimeter of the property to the north, east, and <br /> south. Additionally, as Conditions of Approval, the developer shall install sound <br /> transmission class 35 or higher exterior windows and doors at the south and west facing <br /> building facades and mechanical ventilation systems shall be included in the building <br /> design.
