g. ACCESS AND CIRCULATION: Access driveways shall have a width of no less than twenty-five <br /> (25)feet for:two-way aisles and sixteen (16)feet for one-way aisles, except that in no case shall <br /> driveways designated as fire department access be less than twenty(20)feet wide. <br /> (Development Title Section 9-1015.5[h][11) <br /> h. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking.lot and security lighting shall be installed. (Development Title Section 9-1015.5[9]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015:5[g][4]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10)foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> State Route 99 East Frontage Road, shall be installed across the frontage of the project site. <br /> (Development Title Section 9-1020.) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage <br /> areas, or other permanent facilities shall be landscaped. (Development. Title Section 9- <br /> 1020.7),Areas of the property which are not part of the project shall be barricaded from traffic <br /> and kept mowed and dust free. <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. 19 trees shall <br /> be planted, evenly spaced throughout the parking lot. <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the southern <br /> property-Dine and along the southern 170 feet of the eastern property line (adjacent to the <br /> parking areas) per Site Plan dated December 8, 2008. (Development Title Section 1020.5[e]) <br /> (2) A two (2) foot high concrete wall along with a minimum three (3) foot high wrought iron fence <br /> shall be erected along the northern property line prior to issuance of :building occupancy. <br /> (EBMUD letter dated November 19, 2008). <br /> (3) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. Screening <br /> shall be six (6) to seven (7) feet in height. Outside storage is not permitted in front yards, <br /> street side yards,or in front of main buildings. (Development Title Section 1022.4[d][21) <br /> k. SIGNS: Sign, details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on toe Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from <br /> any future right-of-way line, including any corner cut-off (snipe) (Development Title Section 9- <br /> 1710.2[g]). The two proposed signs as shown on the Site Plan dated July 11,2008 are not permitted <br /> pursuant to lb�velopment Title Table 9-605.2 . The proposed signs shall be contained on-site. <br /> I.
