m. NOISE: Window upgrades to the assembly hall shall be provided and comply with the following <br /> pursuant to the noise study prepared by Bollard Acoustical Consultants, Inc. dated December 2, <br /> 2008: <br /> (1) Exposed building facades (west and south facing) directly adjacent.to SR 99 shall include <br /> STC 35 or,higher exterior windows and doors. <br /> (2) Mechanical ventilation systems shall be included in the building designs. <br /> n. CALIFORNIA FIRE CODE The following California Fire Code and San Joaquin County Ordinance <br /> Code requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Community Development Department for a building permit. <br /> (1) A compldte review at building permit submittal will require compliance with applicable codes and <br /> ordinances. t <br /> (2) Fire floe and hydrants will be provided for the proposed project by the use of Appendix B and C <br /> of the California Fire Code. <br /> (3) Fire sprinkler systems shall be installed according to Chapter 9 of the California Fire Code and <br /> the appropriate standards and guides adopted in the California Building Code and the California <br /> Electrical Code. <br /> (4) Fire.department access roads shall be in accordance with section 503.2 of the California Fire <br /> Code and the standard adopted by the San Joaquin County Fire Chiefs Association. <br /> (5) Key Boxes: A Knox box shall be installed according to the local fire department's instructions. <br /> (6) Fire extinguishers shall be installed in accordance with California Fire Code, section 906. <br /> (7) Fire permits may be required prior to occupancy to conduct operations hazardous to life or <br /> .property. C.F_C. 105.1.1 <br />` (8) All undeveloped parcels or portions of undeveloped parcels which are created as a result of this <br /> planning.�application shall remain free of weeds, debris, or any other combustible vegetation <br /> such as abandoned orchards or vineyards throughout the year to the satisfaction of the Fire <br /> Jurisdiction Having Authority. An encroachment permit shall be required for work within the road right-of-way- (Development Title <br /> Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. All equipment and finished floors on all habitable space shall be elevated a minimum of 2 feet above <br /> the highest immediate adjacent grade. <br /> d. Drainage from the site shall be retained on the site by a retention basin and meet the requirements of <br /> San Joaquin;County Development Standards. Retention ponds shall be fenced with six-foot-high <br /> chain-link fences or equal when the maximum design depth is 18 inches or more.
