ATTACHMENT D <br /> RESTRAINTS AND RESTRICTIONS <br /> LAND USES COMPATIBLE WITH AIRPORT OPERATIONS <br /> The Aero Turbine Project is purposefully adjacent to the <br /> Stockton Metropolitan Airport in order to facilitate access to <br /> its proposed jet engine and air frame repair service. <br /> Acknowledging that industrial uses that provide support services <br /> to the airport operations generally require a location within <br /> close proximity to the airport, it is beneficial to encourage the <br /> development of aeronautical uses of the Project Site. Industrial <br /> uses which are not specifically aeronautical in nature, may be <br /> permitted so long as they are compatible with normal airport <br /> operations. <br /> Due to the proximity of the Project Site, certain constraints <br /> will be imposed upon development in order to comply with the <br /> Airport Land Use Plan, FAA regulations and procedures, and <br /> Stockton Metropolitan Airport regulations, In addition, the <br /> County is now developing a FAR Part 150 Airport Noise <br /> Compatibility Study and Program for the Stockton Metropolitan <br /> Airport. It is expected that this study will provide specific <br /> criteria and policies for establishing land uses adjacent to the <br /> airport. Implementation of the Airport Noise Compatibility <br /> Program will include the project Site and may require the <br /> Developer to utilize specific measures to avoid noise sensitive <br /> land uses or to mitigate noise in the development of the Project. <br /> PROHIBITED USES <br /> With these concerns in mind, the following uses will be <br /> prohibited: <br /> 1 . ColvAcial roadside services <br /> 2 . Truck stop or truck terminal <br /> 3 . Places of public assembly <br /> 4. Any uses which are high traffic generators or which <br /> employ large numbers of people which exceed the General Plan <br /> policies projecting a density of 10 employees per acre. <br /> 5 . Any residential uses accessory to the industrial use. <br /> 6. Any uses which are found to be incompatible with the <br /> criteria established in the Stockton Metropolitan Airport Noise <br /> Compatibility Study, FAA regulations and the Airport Land Use <br /> Plan. <br /> haw <br />
