ATTACHMENT D RESTRAINTS AND RESTRICTIONS LAND USES COMPATIBLE WITH AIRPORT OPERATIONS The Aero Turbine Project is purposefully adjacent to the Stockton Metropolitan Airport in order to facilitate access to its proposed jet engine and air frame repair service. Acknowledging that industrial uses that provide support services to the airport operations generally require a location within close proximity to the airport, it is beneficial to encourage the development of aeronautical uses of the Project Site. Industrial uses which are not specifically aeronautical in nature, may be permitted so long as they are compatible with normal airport operations. Due to the proximity of the Project Site, certain constraints will be imposed upon development in order to comply with the Airport Land Use Plan, FAA regulations and procedures, and Stockton Metropolitan Airport regulations, In addition, the County is now developing a FAR Part 150 Airport Noise Compatibility Study and Program for the Stockton Metropolitan Airport. It is expected that this study will provide specific criteria and policies for establishing land uses adjacent to the airport. Implementation of the Airport Noise Compatibility Program will include the project Site and may require the Developer to utilize specific measures to avoid noise sensitive land uses or to mitigate noise in the development of the Project. PROHIBITED USES With these concerns in mind, the following uses will be prohibited: 1 . ColvAcial roadside services 2 . Truck stop or truck terminal 3 . Places of public assembly 4. Any uses which are high traffic generators or which employ large numbers of people which exceed the General Plan policies projecting a density of 10 employees per acre. 5 . Any residential uses accessory to the industrial use. 6. Any uses which are found to be incompatible with the criteria established in the Stockton Metropolitan Airport Noise Compatibility Study, FAA regulations and the Airport Land Use Plan. haw
