NETHERTON AVENUE, <br /> STOCKTON) <br /> The applicant has submitted the above referenced Use Permit application to construct <br /> an 85 foot in height communication tower and related equipment within a 900 square <br /> foot enclosed fenced area. (Use Type: Communication Services Type II) <br /> The project site is located on the east side of Netherton Avenue, 500 feet south of <br /> Farmington Road, in Stockton. <br /> The property has a General Plan designation of R/L (Low Density Residential) and is <br /> zoned R-L (Low Density Residential). <br /> The Community Development Department has reviewed the application and offers the <br /> following comments: <br /> Setbacks <br /> The proposed telecommunications tower and all related equipment must meet the <br /> minimum required setbacks for the Low Density Residential zone. The front and street <br /> side yard setbacks are 20 feet each, the side setback is 5 feet, and the rear setback is <br /> 10 feet. The submitted site plan does not show that the project meets the minimum side <br /> yard setback of 5 feet. In addition the site plan does not provide dimensions indicating <br /> distances for the proposed project from the front or rear setbacks. The required setbacks <br /> shall be shown on the Improvement Plan. <br /> Height Limits <br /> The applicant is proposing to construct an 85 foot in height communication tower within <br /> a 900 square foot enclosed fence area. The project site is located within the Stockton <br /> Airport Area of Influence. Development Title Section 9-1610.4 states that no structure <br /> I <br />
