• SOIL SUITABILITY STUDY
Introduction
Live Oak GeoEnvironmental, Inc. (Live Oak) was contracted by Aleck Dambacher to
conduct a Soil Suitability Study for his property located at 27445 North New Hope Road,
Thornton, California (Plate 1).
The Soil Suitability Study was conducted to determine whether the soils are suitable for
use with a septic system. The study was performed according to the requirements of
Section 9-1105.2(d) of the San Joaquin County Development Code.
The formatting of the report has been designed to follow the recommendations of the
San Joaquin County Environmental Health Department as described in its Soil
Suitability Study Requirements Checklist.
Proposed Development
A minor subdivision is proposed to divide the Site into a two-acre homesite parcel and a
48.51-acre parcel (Plate 2). Mr. Dambacher indicated that no changes to the use of the
Site are planned.
•
Site Description
The Site consists of Assessor's Parcel Number (APN) 001-210-33, approximately 50
acres in size. It is located at 27445 and 27457 North New Hope Road, Thornton,
California. The Site consists of agricultural land with two houses, a mobile home, two
shops, a garage, and several sheds. Three domestic wells are also located on the Site
(Plates 3 and 4).
The elevation of the Site, according to a United States Geological Survey topographic
map, is approximately 10 feet above mean sea level (Plate 5). The Site is relatively flat,
except where it slopes up to New Hope Road and to the levee along the Mokelumne
River.
The San Joaquin County Community Development Department web site states that the
Site is zoned AG-40, general agriculture with a minimum parcel size of 40 acres. This
zoning designation "is established to preserve agricultural lands for the continuation of
commercial agricultural enterprises."
LOGE 1801 Page 1
