• 2..1 Zoning <br /> The San Joaquin County Community Development Department web site states <br /> that the Site is zoned AG-40, general agriculture with a minimum parcel size of <br /> 40 acres. This zoning designation "is established to preserve agricultural lands <br /> for the continuation of commercial agricultural enterprises." <br /> 2.2 Proposed_Development <br /> A minor subdivision is proposed to divide the Site into a two-acre homesite parcel <br /> and a designated remainder. Mr. Dambacher indicated that no changes to the <br /> use of the Site are planned. <br /> 2.3 Topography <br /> A recent U.S. Geological Survey 7.5-minute topographic map was obtained from <br /> the San Joaquin County District Viewer. In the map, the Site is depicted as flat <br /> land located at approximately 10 feet above mean sea level. The Mokelumne <br /> River is depicted along the eastern property line. This map is included as Plate 4 <br /> in Appendix 1. <br /> • 3.0 HISTORICAL RESEARCH <br /> 3.1 Aerial Photographs <br /> Live Oak reviewed aerial photographs of the Site provided by the San Joaquin <br /> County Surveyor's Office in Stockton, California. The available photographs <br /> were dated 1940, 1952, 1963, and 1975. Four additional photographs, dated <br /> October 1998, May 2004, and July 2010, were obtained from the San Joaquin <br /> County District Viewer. These photos are included as Appendix 3 of this report. <br /> In the 1940 photo, the Site appears to be open, agricultural land. At the <br /> southeast corner of the Site, a driveway leads from New Hope Road into a <br /> cluster of trees. The Mokelumne River defines the eastern side of the Site, and <br /> Western Pacific Railroad tracks define the western side. The surrounding <br /> properties appear to be agricultural land and rural residences. <br /> In the 1952 photo, a structure can be seen south of the cluster of trees on the <br /> Site. Northwest of this, a pump house can be seen extending into the river. <br /> In the 1963 photo, no significant changes are apparent. <br /> In the 1975 photo, two additional structures can be seen within the cluster of <br /> • trees. <br /> LOGE 1521 2 <br />
