The driveway approach shall be improved in accordance with the requirements of <br /> San Joaquin County Standards R-17 prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in <br /> in a eighty-four (84) foot wide right-of-way from the centerline of Newton Road to the <br /> property line across the parcel's frontage. <br /> (A $280.00 fee currently is required for processing per Development Title Table 9-240.2 <br /> In addition to a copy of the Grant Deed and a legal description of the parcel to be offered <br /> for dedication.) (The fee due will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.5) <br /> 4. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $680.00 per <br /> 1,000 gross square foot of building designated as Manufacturing or$176.84 per daily trip- <br /> end generated in the Stockton area. The fee shall be automatically adjusted July I of each <br /> year by the Engineering Construction Cost Index as published by the Engineering News <br /> Record. A credit may be allowed if it can be verified that the existing development on this <br /> site was in operation on or after April 23, 1990.) <br /> (Resolutions 00-433) <br /> 5. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building,permit. (The fee currently is <br /> $197.00 per 1,000 gross square foot of building designated as Manufacturing. The fee <br /> shall be automatically increased on January I of each year through the year 2005 at the rate <br /> of 7.66 percent. A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 30, 1991.) <br /> (Development Title Section 9-818.4 and Resolutions R-91-•327,R-94-185 and R-97-5) <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. Verification shall be obtained from the Solid Waste Division(468-3066)that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br /> S.
