CONDITIONS OF APPROVAL <br /> GARY & GLEN MUELLER <br /> MS-91-19 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a. The frontage improvements for Nile Road shall be constructed <br /> in conformance with the standards for one-half of a 60-foot <br /> right-of-way farm or estate subdivision street. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage Improvement <br /> Agreement, prior to approval of the Parcel Map. (A $250 . 00 <br /> fee is required for processing per Ord. No. 3337 in addition <br /> to a copy of the Grant Deed and an estimate. The estimate <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the Public <br /> Works Department and submitted to the Public Works Department <br /> for approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional fee <br /> Of $100 . 00 . ) <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> C. All easements shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> d. A Parcel Map is required. <br /> e. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (The fee is $3 , 128 . 00 for each <br /> single family dwelling unit in the Manteca area. The fee <br /> shall be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br />
