CONDITIONS OF APPROVAL GARY & GLEN MUELLER MS-91-19 Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. 1. DEPARTMENT OF PUBLIC WORKS Conditions of Approval : a. The frontage improvements for Nile Road shall be constructed in conformance with the standards for one-half of a 60-foot right-of-way farm or estate subdivision street. The construction of the frontage improvements will be deferred, upon execution by the owner of a Deferred Frontage Improvement Agreement, prior to approval of the Parcel Map. (A $250 . 00 fee is required for processing per Ord. No. 3337 in addition to a copy of the Grant Deed and an estimate. The estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Public Works Department and submitted to the Public Works Department for approval. As an option the Department of Public Works will prepare the drawing with estimate for an additional fee Of $100 . 00 . ) b. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. C. All easements shall be shown on the Parcel Map. ORDINANCE REQUIREMENTS: The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply. Ordinance Requirements are not appealable. d. A Parcel Map is required. e. The Traffic Impact Mitigation Fee will be required for this subdivision. The fee is due and payable at the time of the building permit application. (The fee is $3 , 128 . 00 for each single family dwelling unit in the Manteca area. The fee shall be automatically adjusted annually by the Engineering Construction Cost Index as published by the Engineering News Record. )
