The property is located at 4886 East Nile <br /> Avenue, just west of Oleander Avenue, south of Manteca in San <br /> Joaquin County, California. The approximate 26-acre parcel will <br /> be split into 1 approximate 14-acre parcel and 1 approximate 12- <br /> acre parcel . A residence is present on the 14-acre parcel, and we <br /> have assumed that construction on the 12-acre parcel will consist <br /> of 1 single-family residence. A plot plan and vicinity map <br /> showing the approximate location of the property is presented or, <br /> Plate I of this report. <br /> This report is to satisfy San Joaquin County requirements as <br /> described in Ordinance No. 3323 , Division 10, Chapter 2 , Section <br /> 9-10100, Item C. Our scope of services was outlined in our <br /> discussions and in our "Agreement for Services, " dated December 4 , <br /> 1990. Our services were initiated based on your written <br /> authorization of December 4 , 1990.
