CONDITIONS OF APPROVAL <br /> MS-92-151 <br /> YVONNE COOK <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Parcel 2 shall contain a minimum of one and one-half (1 <br /> 1/2) acres. (Planning Title Section 9. 4010. 2 {a}) <br /> b. The parcels shall have a minimum width of one hundred <br /> (100) feet. (Planning Title Section 9 . 4010. 1 {b} ) <br /> C. The south property line of Parcel 2 shall be located at <br /> least ten (10) feet from the nearest portion of the <br /> existing residence. (Planning Title Section 9-4010. 1 <br /> {CH' {c} ) <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 309. 00 per single family dwelling unit in the Ripon <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> C. Dedication to result in a 30-foot wide right-of-way from <br /> the centerline of North Ripon Road to the property line <br /> shall be required across the frontage of APN 245-150-28 <br /> & 30 .
