Soil Suitability Study
Cook/Parson Property
1 INTRODUCTION
Our office has been retained by Dorman Real Estate to perform a soil suitabilty study
for the Cook/Parson property, located at 19818 North Ripon Road, Ripon, California.
The purpose of the study is to determine the suitability of the property for septic tank
usage. The study was performed according to the requirements of Section 9-10100(C)
of San Joaquin County Ordinances. This report presents the results of our study.
11 PROPOSED DEVELOPMENT
The area where the property is located is currently zoned AG, for general agricultural
use. The subject Cook/Parson Property consists of an approximate 22.76 acre
rectangular parcel that is 2644 feet by 383 feet. The Cook/Parson residence is located
in the northwest corner of the parcel. It is proposed to split off 1.5 acres, which the
residence is located on, from the remaining 21.26 acres(see tentative parcel map in the
appendix). No changes in land use are proposed at this time.
III PRESENT AND PAST USE OF THE SITE
Except for where the residence is located, the site is presently pasture. There is evidence
across the pasture of a recently removed orchard. When the Cook/Parson parcel was
purchased 20 years ago, the entire pasture area was an orchard. The orchard was
removed in February of 1994.
IV EXISTING AND PROPOSED SEPTIC TANK USAGE
The Cook/Parson residence currently uses a septic system consisting of a septic tank and
one estimated 100 foot leach line with one 25' dry well. The leach line is located on the
north side of the backyard and runs in a east-west direction.
The owners have had no problems with their septic system in the 20 years of their
residence. No record of their septic system is on file with the San Joaquin County
Environmental Health Division.
There is presently no proposed construction or changes to the existing septic system.
" There are two neighbors that border the Cook/Parson property. These neighbors were
interviewed and our findings are noted below.
PAGE 1
