Soil Suitability Study <br /> Cook/Parson Property <br /> 1 INTRODUCTION <br /> Our office has been retained by Dorman Real Estate to perform a soil suitabilty study <br /> for the Cook/Parson property, located at 19818 North Ripon Road, Ripon, California. <br /> The purpose of the study is to determine the suitability of the property for septic tank <br /> usage. The study was performed according to the requirements of Section 9-10100(C) <br /> of San Joaquin County Ordinances. This report presents the results of our study. <br /> 11 PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned AG, for general agricultural <br /> use. The subject Cook/Parson Property consists of an approximate 22.76 acre <br /> rectangular parcel that is 2644 feet by 383 feet. The Cook/Parson residence is located <br /> in the northwest corner of the parcel. It is proposed to split off 1.5 acres,which the <br /> residence is located on, from the remaining 21.26 acres(see tentative parcel map in the <br /> appendix). No changes in land use are proposed at this time. <br /> III PRESENT AND PAST USE OF THE SITE <br /> Except for where the residence is located, the site is presently pasture. There is evidence <br /> across the pasture of a recently removed orchard. When the Cook/Parson parcel was <br /> purchased 20 years ago, the entire pasture area was an orchard. The orchard was <br /> removed in February of 1994. <br /> IV EXISTING AND PROPOSED SEPTIC TANK USAGE <br /> The Cook/Parson residence currently uses a septic system consisting of a septic tank and <br /> one estimated 100 foot leach line with one 25' dry well. The leach line is located on the <br /> north side of the backyard and runs in a east-west direction. <br /> The owners have had no problems with their septic system in the 20 years of their <br /> residence. No record of their septic system is on file with the San Joaquin County <br /> Environmental Health Division. <br /> There is presently no proposed construction or changes to the existing septic system. <br /> " There are two neighbors that border the Cook/Parson property.
