i <br /> CONDITIONS OF APPROVAL <br /> MS--92-0124 <br /> STEVE & SHIRLEY ENSERINK <br /> Unless otherwise specified, all Conditions of Approval shall be <br />' complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br />' Those Conditions followed by a Section Number or other Statutory <br />' Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 5 <br /> j <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. Both parcels shall have a minimum of 100 feet of <br /> frontage. (Planning Title Section 9-4010. 1{b}) <br /> b. Parcel 1 shall contain a minimum of 1.5 acres net. <br />�I <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9- <br /> 9112) <br /> i <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 309. 00 per single family dwelling unit in the Ripon <br /> 1 area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution j <br /> R-90-304, R-91-1025) i <br /> I <br /> C. Dedication to result in a 30-foot wide right-of-way from <br /> the centerline of North Ripon Road to the property line <br /> shall be required across the frontage of APN 245-180-13 <br /> & 245-180-37 . (Planning Title Section 9-9430, 9-9431) <br /> d. The frontage improvements for North Ripon road across <br /> Parcel 1 shall be constructed in conformance with the <br /> i standards for one-half of a 60-foot right-of-wayrural <br /> collector road. The construction of the frontage <br /> improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> l <br /> s � <br />
