N-1- <br /> Conditions of Approval <br /> MS-92-0124 <br /> Page 2 <br /> estimated construction costs prior to approval of the <br /> Parcel Map. (A $250.00 fee currently is required for <br /> processing per Planning Title Section 9-10502 in addition <br /> to a copy of the Grant Deed, legal description of Parcel <br /> 1 and an estimate. The estimate and legal description <br /> shall be prepared by a Registered Civil Engineer with a <br /> typical section drawing on a form to be supplied by the <br /> Public Works Department and submitted to the Public Works <br /> Department for approval. As an option the Department of <br /> Public Works will prepare the drawing with estimate for <br /> an additional fee of $100. 00. ) (Planning Title Section <br /> 9-9430, 9-9433) <br /> e. All easements of record shall be shown on the Parcel Map. <br /> (Planning Title Section 9-9184) <br /> f. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411.1) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to approval of the Parcel Map indicating that the <br /> area is suitable for septic tank usage. (San Joaquin <br /> Planning County Title Section 10100) <br /> b. Construct an individual sewage disposal system(s) under <br /> a permit and inspection by . the Environmental Health <br /> Division at the time of development. (San Joaquin County <br /> ordinance Code Section 5-3003) <br /> C. The existing private water wells shall be tested for the <br /> nitrates prior to recordation of the Final Map. Samples <br /> are to be taken and run by a State-approved lab. <br /> (Planning Title Section 9-10100-05) <br /> 4. SOUTH SAN JOAQUIN IRRIGATION DISTRICT: <br /> a. The owner shall execute the necessary documents and <br /> agreements to provide for the abandonment of service and <br /> the removal of irrigation structures for those parcels <br /> which will not continue to receive irrigation water. <br />
