Universal Forest Products <br /> June 10,2015 <br /> (Revised June 19,2015) <br /> Ms. Corinne King, Senior Planner <br /> San Joaquin County Planning Department <br /> 1810 East Hazleton Avenue <br /> Stockton, CA 95205-6232 <br /> RE: Parking Modification Request <br /> UFP Thornton, LLC,26200 Nowell Road, Thornton, CA <br /> Dear Ms. King: <br /> Regarding the parking spaces needed for UFP Thornton, LLC, and the site plan we have submitted, <br /> please be advised that we expect the total base employment to be 95 production employees and 28 <br /> administrative/professional. <br /> During the seasonal peak production time,we anticipate that the total employment base would <br /> increase to around 334 positions, spread over 2 shifts. The peak season is usually April-November, <br /> and a 2nd shift would be employed during this period. The maximum number of employees that we <br /> forecast on any given shift is approximately 160 production employees and 28 administrative staff, <br /> for a maximum of 188 employees on the day shift(generally 5:00 a.m.— 1:30 p.m.). <br /> During the peak employment period,many of the seasonal employees ride share. We estimate that <br /> 25%of the employees ride share. Customer visits to the site are minimal, it is primarily a <br /> production facility.The facility manufactures lumber products, and the raw material requires large <br /> areas of covered storage space. <br /> Since the most parking we will require during the largest shift during the peak season is 141 spaces <br /> (75%of the peak seasonal employment base due to ride sharing), we believe that the existing <br /> parking area for 250 vehicles is more than enough to accommodate our parking needs(as shown on <br /> our submitted site plan). <br /> We appreciate your consideration of this request. <br /> Sincerely, <br /> Kevin W.
