Universal Forest Products
Ms. Corinne King, Senior Planner June 10, 2015
San Joaquin County Planning Department
1810 East Hazleton Avenue
Stockton, CA 95205-6232
RE: 2015 Site Changes, APN: 00123020,00123003, 00123005, 00123010, 00123021
UFP Thornton, LLC
26200 Nowell Road, Thornton, CA
Dear Ms. King:
As we've been discussing, Universal Forest Products is planning to consolidate an existing
operation in Turlock, CA into our Thornton, CA facility. In support of our Site Approval
application, I wanted to provide some additional detail regarding the proposed consolidation.
The move will occur during the operation's"slow season"and will initially add approximately 33
production employees and 7 administrative employees to the operation in Thornton. The site will
have seasonal employment fluctuations. During the"busy season" (usually between April-
November),the consolidation would add up to 140 production employees (spread over 2 shifts)to
the Thornton operation. Attached is an employee forecast chart for convenient reference.
We've noted in earlier correspondence that the previous owner of the Thornton site was running up
to 150 inbound/outbound trucks per day. After the Turlock consolidation is complete, we expect
around 85 inbound/outbound truck trips per day during the peak season(April—Nov), and 37
inbound/outbound truck trips per day during the slow season(Dec—March). I've attached a chart
showing current truck shipments along with the predicted shipments post-consolidation.
As part of the consolidation, UFP is planning to make modest site improvements to accommodate
the expanded operation. These improvements include the addition of 4 storage sheds, some yard
maintenance, and modifications to restroom facilities to accommodate the increase in employees.
We're also proposing to convert two buildings from"Warehouse"occupancy to "Manufacturing".
We appreciate your consideration of this application.
Sincerely,
w.
Kevin W.
