Page 2 <br /> Byrne Property Project Description <br /> May 6, 2004 Revised May 12, 2004 <br /> The area adjacent to Mosher Creek will remain in Open Space/Resource Conservation. This <br /> area is essentially the rear and side yards of planned lots. A 20-foot wide private driveway (40' <br /> right of way) will connect the area south of Mosher Creek with the area to the north. This <br /> roadway with a bridge will provide access to three lots,a planned detention basin and possibly <br /> a community well, the latter two if required. The only uses within the OS/RC zone will be the <br /> above driveways and portions of the detention basin and well site. <br /> The residential estate lots are served off of a loop road with landscaped islands. All roads <br /> except the private driveway described above are planned as County roads with a 50-foot right- <br /> of-way. Planned roads and lots meet all County requirements for Rural Residential <br /> Development and Public Works Development Standards. All Valley Oaks will be conserved in <br /> accordance with County policy. Residential design quality is important to the project concept. <br /> In order to insure quality development, architectural and landscape design will be regulated by <br /> CC&Rs to be authored by the project developer. <br /> A homeowners association will be formed to maintain planned landscaping, private roads and <br /> enforce CC&Rs. Annexation to CSA 46 is will be sought to provide water,drainage and street <br /> lighting. <br />
