QUASHNICK ROAD) <br /> The project is a pre-application for a General Plan Map Amendment to change the General Plan <br /> designation of approximately 51 acres from A/G(General Agriculture)to R/R(Rural <br /> Residential). Mosher Creek transects the southeast corner of the property. The creek is <br /> designated and will remain OS/RC(Resource Conservation). The underlying projects include a <br /> Zone Reclassification to change the zone from AG-40(General Agriculture,40 acre minimum lot <br /> size)to R-R(Rural Residential),a Lot Line Adjustment to provide an access strip in fee to Eight <br /> Mile Road,and a Major Subdivision application to create 27 Rural Residential lots in a new gated <br /> "estate community". The underlying subdivision is proposed to be served by public water, public <br /> storm drainage and on-site septic systems. <br /> The site is located on the south side of Eight Mile Road and the east side of the CCTC railroad <br /> tracks,approximately one mile east of State Route 99. <br /> GENERAL PLAN <br /> This site is adjacent to the unincorporated urban community of Morada. The proposed project <br /> entails the expansion of that community. <br /> In order to approve the General Plan Amendment,the Board of Supervisors will have to <br /> determine that the internal consistency of the General Plan is maintained in the adoption of the <br /> proposed General Plan Amendment. The Community Development Department has reviewed the <br /> proposed General Plan Amendment pre-application and offers the following comments: <br /> General Plan Vol. 1, page IV-60 <br /> Wastewater Treatment Policy No. 1. <br /> Expansion of urban communities shall be limited to areas where community wastewater <br /> treatment systems can be provided. <br />
