2. The design or improvement of the proposed subdivision is consistent with the General Plan, the Master <br /> Plan, any applicable Specific Plan and any applicable Special Purpose P!an. <br /> • This finding can be made since the analysis conducted by CDD has found that the design or <br /> improvements of the proposed subdivisions, as shown on the Tentative Maps and as <br /> described in the project application, meets the requirements of the General Plan, Master <br /> Plan, and Specific Plan II. The design of the proposed subdivisions provides additional <br /> housing opportunities for future residents. It meets the residential density requirements of <br /> adopted plans. It incorporates a coordinated system of automobile roadway improvements <br /> that provide efficient access within the project and to public destinations (e.g., K-8 school <br /> and Neighborhood Park). It creates distinctive and livable residential environments. In <br /> addition, all landscape, hardscape and street elements within the proposed subdivisions <br /> would be designed and constructed in accordance with the adopted MHCSD Design Manual <br /> and community approvals regarding specific themes and material variation. <br /> 3. The site is physically suitable for the type of development proposed. <br /> • This finding can be made since the analysis conducted by CDD has found that the site is <br /> physically suitable to accommodate the residential uses proposed. This analysis is based <br /> on the improvements proposed and the use of BMPs (Best Management Practices)for storm <br /> drainage improvement. <br /> 4. The site is physically suitable for the proposed density of development. <br /> • This finding can be made since the analysis conducted by CDD has found that the area <br /> proposed for development is adequate in size to accommodate the density of development <br /> proposed,consistent with the Master Plan and Specific Plan II. <br /> 5. Neither the design of the subdivision nor any proposed improvements are likely to cause <br /> substantial environmental damage or substantially and unavoidably injure fish or wildlife or <br /> their habitat. <br /> • This finding can be made because the applicant will participate in the San Joaquin County <br /> Multi-Species Habitat Conservation and Open Space Plan (SJMSCP). The proposed <br /> subdivisio-ns would also be subject to the Mountain House community monitoring and <br /> mitigation monitoring programs. In addition, the project incorporates all pertinent mitigation <br /> measures identified in the Mountain House Master Plan Master EIR, and the Initial Study did <br /> not find any additional potentially significant impacts. <br /> 6. The design of the subdivision or type of improvement is not likely to cause significant public health <br /> problems. <br /> • This finding can be made since CDD has concluded (based on the Initial Study) that the <br /> design of the subdivisions, as conditioned, would either have no impact or less than <br /> significant impact on the health of future residents. <br /> San Joaquin County (PA-1800118)\(Shea MH LLC) <br /> Community Development Page 11 <br />
